Why we build a house instead of buying one?

RO: “Why we build a house instead of buying one?” Aceasta este una dintre intrebarile la care am raspuns de foarte multe ori pana acum. Cand ma intalneam cu prietenii/colegii/cunoscutii si aflau ca ne construim casuta, ne intrebau direct: “Dar de ce nu va cumparati una gata facuta?”. Si apoi vine si urmatoarea intrebare: “Dar de ce nu ramaneti la apartament?”. Well, ne-am gandit foarte mult si dupa multe discutii am ajuns la concluzia ca noi nu suntem compatibili cu un apartament. Ne dorim un catel (acum il avem), ne dorim spatiu exterior pentru o mica gradina de legume, pentru un foisor, un leagan, ne dorim un living maare si o bucatarie open space sa putem gazdui petreceri si intalniri cu prietenii, cu familia, ne dorim un dressing mare pentru ca niciodata nu am avut spatiu suficient pentru haine, un loc pentru a face o micuta sala de sport, camere pentru viitorii copii si foaarte important, un spatiu suficient de mare pentru birourile noastre (mai ales pt ca suntem work from home) si pentru hobby-uri (citit, desenat, pictat, cantat la pian etc). Pur si simplu nu puteam avea toate aceste lucruri la un apartamente. Deci solutia a venit repejos, ne trebuie o casa.

EN: This is one of the questions to which I answered many times until now. When I met with my friends/colleagues/relatives and they found out we are building a house, they asked us: “Why don’t you buy a ready-to-move house?” And then the next question came: “But why don’t you just stay in your apartment?” Well, we thought a lot and after many discussions, we reached to the conclusion that we are not compatible with a flat. We want a dog (and now we have one), we want outdoor space for a small vegetable garden, a pavilion, a swing, a large living room, and an open space kitchen to host parties and meetups with our friends, family. We want a big dressing because we never had enough space for our clothes, a small area for a home gym, rooms for our future kids and, very important, a big enough space for our offices (because we are working from home) and for our hobbies (reading, drawing, painting, playing at the piano and so on). We just can’t have those things in an apartment. So the solution came quickly: we needed a house.

RO: Acum aveam doua posibilitati – sa cumparam una (o varianta rapida si usoara dar cu multe compromisuri) sau sa construim (o varianta de durata, grea dar fara compromisuri). Ne stiti pe noi lenesi? Evident ca am ales varianta grea. Dar am avut argumente solide. Am primit multe sfaturi de la prieteni, de la persoane ce se ocupa cu constructia caselor si scoaterea lor la vanzare si toti ne-au sfatuit sa ne construim una, nicidecum sa o cumparam.

EN: We had two options: to buy a house (a quick and easy solution but with many compromises) or to build one (a hard and long road but without compromises). Do you know us being lazy? Of course, we chose the hard way. But we had strong arguments. We received many advices from friends, from people who built and sold houses and everybody told us to build a house, not to buy one.

RO: 5 argumente solide:
1. Atunci cand cumperi o casa trebuie sa iti ajustezi visele in functie de compartimentarea ei. Cand iti construiesti una, iti ajustezi casa in functie de vise.
2. In 99% din cazuri, investitorii nu respecta planul arhitectului in totalitate (aici ma refer la structura casei, la fundatie, partea care nu se vede dar care este cea mai importanta). De ce sa puna fier in beton din 10 in 10 cm? pune din 15 in 15, 5 cm nu e mare diferenta, dar la pret el castiga cateva sute de lei. Daca investitorii ar respecta planul in totalitate, nu le-ar iesi deloc profit. Cand venea masina cu fier la noi, soferul ne spunea: “Stiti ca daca faceti casa asta sa o vindeti nu iesiti deloc pe plus, da?”. Absolut toti ne spuneau asta. De ce? Pentru ca noi faceam casa ca la carte.
3. Daca nu stii cum a fost facuta fundatia casei, izolatia fundatiei etc, in viitorul apropiat iti poate aparea mucegai, crapaturi, probleme de care vei scapa greu.
4. Instalatia sanitara si electrica de cele mai multe ori este realizata cu materiale proaste, deoarece nu se vede. Fiind ingropata in pardoseala sau in pereti, evident ca nici un client nu o sa darame peretii sa o verifice, asa ca e simplu sa pui materiale proaste ce rezista cativa ani si sa iti scoti profit.
5. Finisajele dintr-o casa gata facuta sunt de proasta calitate (nu de fiecare data, dar deseori). Ele sunt alese cu gust, sunt moderne, dar slab calitative.

EN: 5 solid reasons:
1. When you buy a house, you adjust your dreams according to the house rooms. When you build a house, you adjust your house according to your dreams.
2. In 99% of the cases, the investors don’t totally respect the architect’s plan (here I’m referring to the structure, foundation, the part which is not visible but which is the most important). Why place iron from 10 to 10 cm when they can place it from 15 to 15cm? Is not such a big deal, but they earn some money. If the investors would respect the plan, they would not make a profit. When a car delivering construction materials came to us, the driver told us: ” You know that if you build this house to sell it, you will not make any profit, right?” Everybody told us that. Why? Because we did everything correctly.
3. If you don’t know how your house was built, how is your foundation, the hydro insulation, you risk to develop mold, cracks, and other hard to solve problems in the near time.
4. Sanitary and electrical installations are usually made with poor quality materials because you can’t see it. Because they are buried in the floor or in the walls, the clients won’t destroy the walls to check them so it’s easy to put in some cheap materials which resist just few years and you make a profit.
5. The finish from a ready-to-move house is made of poor quality materials (not every time, but usually). They are chosen with style, they are modern, but they have a bad quality.

RO: Luand in calcul toate aceste motive am hotarat ca este infinit mai intelept sa construim o casa. Si ne-am apucat de treaba! In prezent mai avem putin si o finalizam, am trecut prin multe, am avut ups and downs, am experimentat cum e sa lucrezi cu mesteri priceputi si mai putin priceputi, am aflat ce inseamna sa nu fii organizat, sa nu te mobilizezi rapid, and so on.

EN: Taking into consideration all the reasons, we decided that is wiser to build a house. And we started the work! Currently, we almost finished the house, we had a lot of ups and downs, we experienced how is to collaborate with skilled workers and with less skilled workers, we discovered what’s like to be unorganized, to not mobilize quickly and so on.

RO: Asa ca sfatul nostru pentru voi este: daca va doriti o casa, construiti-va una! Chiar daca este mai greu, mai de durata, nu va cumparati una gata facuta, riscati sa pierdeti multe. Lucrurile grave, greselile capitale la o casa sunt facute de obicei la partea nevazuta (structura, fundatie, instalatie electrica, sanitara etc). Si va asigur ca nu va doriti sa aveti probleme la aceasta parte nevazuta. So, keep calm and start building!

EN: So, our advice for you is: if you want a house, build one! Even if it’s harder, it takes a long time, don’t buy a ready-to-move one, you risk losing a lot for the long term. The bad things, the worse things usually happen on the hidden part of a house (the structure, the foundation, sanitary and electrical installation). And I assure you don’t want problems at this hidden part of a house. So, keep calm and start building!
